How the Home Inspector is There to Help
This post my irk some home inspectors and you know what? I'm ok with that.
I'm ok with it because the Home Inspectors that get pissed off with what I say in the video below are the exact Inspectors that I am talking about in that same video.
I do believe, however, that all home inspectors (at least the ones I have dealt with personally) are there at the home working in the best interest of our mutual client and being that 'Third Set of Eyes' on the property to let us know most importantly what kind of maintenance the buyer can expect down the road. To point out certain deficiencies and making recommendations to consult the professionals on the items they may have concern with.
That is their mandate in my opinion and the guys I deal with on the regular bring that expertise and professionalism on every job we hire them for.
The Peeps I'm Talking About
Here's what I'm talking about in the video, I'm talking about the inspectors that give advice that is outside of their expertise. Most of the home inspectors that I know have some kind of construction background however a lot of them do not. A lot of them are NOT licensed Electricians, Carpenters, Plumbers, Structural Engineers and the like.
However they have no problem talking about items that are out of their realm of expertise like building or plumbing or electrical code.
Here's an example....Recently a home inspector, hired by a buyer (we were representing the sellers), told the buyer and the Buyers Agent that the furnace installation was not to 'code'. The furnace was installed by a local and reputable company here that pulls permits and operates within the guidelines set out by the City of Calgary....meaning the furnace was inspected by the city and passed by the city (We know because we have the permits and inspection report).
Yet the Home Inspector took it upon themselves to tell the buyer that the installation was not to code. That is a solid example of what I am talking about.
Before you take the word of the home inspector as gospel, make sure that you consult the proper professionals to do a further inspection on the item.
Buyers Agents in Calgary....do your due diligence and represent your clients by telling them what to expect during the home inspection process...this is what you are hired to do.
